Market Action 8-11

Large increases in pending and closed sales, around 46%, occurred in August 2011 compared with August 2010. This is likely a cause from the reporting methods used with Short Sales. A more accurate message would be to look at this years activity compared with 2010. January-August 2011 average sales price decreased about 15%, while closed sales decreased 1.4% and pending sales were up 3.7% compared with 2010. Our inventory for August 2011 is 6.5 months, which is significantly less than August of 2010 of 12 months. One reason for this is because new listings were down 12% compared with last year. My positive side would like to think it is because our market is improving! I am going with that.
